I am looking for an accounting application to handle my residential real estate investments.
I have been using multiple spreadsheets and I spend a lot of time recreating them each year.

WEMoeller, I would recommend your taking a look at the quickbooks add-on Property Genie, which automates the entire process and integrates with all version of quickbooks seamlessly to handle and create all the necessary continued support for residential real estate properties. The software is very cost effective (based on your volume) and I think based on your question will resolve all of your concerns.
