How Do You File Your LLCs (or Corps)?
Real Estate Investors:
For your entity filings for multiple properties: Do you use attorneys, doc filing services, diy, etc.?
Why do you prefer whichever method you use?

I used a lawyer for the intial paperwork of LLC and then to Corp. I did the filing with the State since they are only a couple miles from me. The joy of living in the Capital City I suppose.
I do the yearly filings myself but have my lawyer always handy. I do my own quarterlies and stuff since it only takes a few minutes a month four times a year. Enhanced Payroll makes that pretty simple for anyone to do and Oregon has a program called OTTER that I use for their reports (which I get the info for from my Enhanced Payroll).
Intuit prices that 10-15 minutes every 3 months at $516 a year more than Enhanced Payroll costs. I really can't afford to pay them $500 for an hours worth of work a year. With a business that is rolling in the money, I suppose it doesn't matter, but with the way the economy is makes me pay attention to how I spend my hard earned money.
If a person needs reminded (more than my Enhanced Payroll reminds me) then I would suppose just purchase a reminder/alarm program for $15-20 and set it up on your computer and it would tell you every 3 months/whenever/whatever you have to do that month. Lots of programs like that available. Or if you are rich, just pay Intuit to remind you for a minimum of $79 a year, year after year.
Reminds me of 2 cans of Pepsi sitting on the counter, two signs, side beside them, $10 and $1. Person walks up and asks "What's the difference?"
Nothing, they're both the same.
"Which one do I get for a $1?"
You get.... Ah, but everyone has heard the answer to that one before ... :)
