you can do this a couple of ways.
1. From the customers menu, create statement charges. Enter the monthly rental transaction as a statement charge and record. Then memorize it (Ctrl+M) and set it up to automatically recur monthly. Use Create Customer Statements to print the monthly statement
or
2. Create an invoice for the rent and memorize the invoice. and set it up to automatically recur monthly.
for both options, you will need to first create a rental item.
