I need something that will work for a property management company. They hold the notes on some properties, so I need something that amortizes on a daily basis and will integrate with QB Pro. The also want to produce payment receipts that show remaining balance and next payment date as well as produce 1098's and 1095's. They currently use Note Smith but don't use all of the functionality.

I don't know the name of a program off hand, but you can look for 3rd party apps that work well with QuickBooks at http://marketplace.intuit.com

I have already looked at the Intuit Marketplace and there is nothing that meets these requirements.  I'm hoping someone knows of a QuickBooks compatible software out there that they have experience with and would recommend.

If you find something please post it here.  Thanks.

I too have a client that manages real estate owned by other people.  My client rents out the properties, takes a commission, pays for expenses, sometimes makes the mortgage payments and then remits what's left to the property owner or bills the property owner depending on the balance at the period end.  I need a better way to track all the gozintas and gozoutas, produce reports for the owners and year-end tax docs.

Currently I use QB Pro and I've set-up Customer (owner), Job (property) and Sub-Job (occupant) and I account for the rents, etc in a liability account for each client/property/occupant.  Deposits are tracked in a separate account.   BUT reporting is painful.

Looking for ideas...
